Application

These reservation terms and conditions apply to every booking at De Kompanie. The General Terms and Conditions and the House Rules remain separate texts and form an integral part of the agreement.

Prices

Prices are in EUR and include VAT unless stated otherwise. The price is the one stated in the booking/quotation. Obvious errors or typographical errors are not binding. Any additional costs (e.g., final cleaning, tourist tax, linen, extra services) are only charged if clearly communicated in advance.

Payment

Reservations must be paid 100% within 24 hours following the booking confirmation, unless stated otherwise.

In the event of late payment, De Kompanie may suspend execution and/or consider the reservation cancelled.

Waranty Deposit

The amount and timing of the payment of the security deposit are stated—if applicable—in the booking/quotation. De Kompanie may deduct costs for, among other things, damage, missing inventory, extra cleaning, or costs resulting from violations of the House Rules. Refunds are made—after inspection—within 2 days after departure, minus demonstrated costs.

Cancellation by the Tenant

Cancellation is only possible in writing (e-mail). After any statutory withdrawal according to the General Terms and Conditions, the following conditions apply to the price of the stay:

• Cancellation >60 days before arrival: Refund of 100%
• Cancellation 60-31 days before arrival: Refund of 70%
• Cancellation 30-15 days before arrival: Refund of 50%
• Cancellation 14-8 days before arrival: Refund of 25%
• Cancellation <8 days before arrival or no-show: No refund

Tourist taxes and undelivered optional extras will be refunded if and insofar as legally/factually possible. Transaction costs from payment providers/banks may—if effectively charged—be deducted. Refunds will be made within 14 calendar days after the cancellation settlement.

Changes

Changes (dates/number of persons/duration) are only valid after written confirmation (e-mail). Seasonal price differences and/or administrative costs may apply.

Force Majeure or Cancellation by De Kompanie

Force majeure and possible solutions (alternative/credit/refund) follow the General Terms and Conditions.

Use and House Rules

The tenant shall use the property with care and in accordance with the House Rules. Serious/repeated violation may lead to immediate termination of the stay without refund and/or charging of costs (if applicable, via the security deposit).

Arrival and Departure

Check-in is scheduled between 16:00 and 18:00. Check-out must be done before 10:00. Practical instructions are described in the House Rules.

Notifications

Defects/malfunctions and damage must be reported immediately so that De Kompanie can intervene properly.

Law, Liability, and Privacy

Liability, privacy, and jurisdiction follow the General Terms and Conditions.
